Does your property qualify?
Authorities assess the qualifying value, not the price you paid. These are the points we check first:
- The Dubai Land Department valuation reaches AED 2,000,000, alone or across several properties.
- The title deed (or registered purchase contract for off-plan) is in your name, and your ownership share is clear for joint owners.
- If the property is mortgaged, the bank documents the authority asks for are in place.
- The property is in an area and category the authority accepts.
- Your passport has enough validity left to file.
Requirements are applied by the authority and can change. We confirm your exact case in your free eligibility review.
Ready, off-plan and mortgaged compared
| Type | Can it qualify? | What we check |
|---|---|---|
| Ready property | Yes, at AED 2M or more | Title deed, official valuation |
| Off-plan | Yes, from approved developers (conditions apply) | Developer approval, registration with the Dubai Land Department |
| Mortgaged | Yes, subject to conditions | Valuation, bank letter and mortgage documents |
| Several properties | Yes, combined toward AED 2M | Each title deed and ownership share |
Documents you typically need
- Valid passport and a passport-style photo
- Title deed, or registered purchase contract for off-plan
- Official property valuation certificate
- Bank letter and mortgage statement, if mortgaged
- Current UAE visa and Emirates ID copy, if you are already in the UAE
- Marriage and birth certificates for family members
After your eligibility review we send a checklist tailored to your case and help with attestations.
What it costs
Your total has two parts: government fees, which are set by the authorities and vary by case and family size, and our service fee. Property purchase costs, such as the Dubai Land Department transfer fee, are separate from visa costs. After your eligibility review we send a written breakdown listing each item, so you know the full cost before you commit.
How the 24-hour service works
- Eligibility review. We check your property, valuation and documents, and confirm whether your case is accepted into the 24-hour service.

Property Golden Visa questions
What is the minimum property value for the UAE Golden Visa?
The real estate route requires UAE property worth AED 2,000,000 or more. The value the authority accepts is based on the official Dubai Land Department valuation, so we check your property against it before you commit.
Can I get a Golden Visa with a mortgaged property?
Mortgaged property can qualify, subject to the authority's conditions, which typically include a bank no-objection letter. Because interpretation of these conditions can change, we confirm your exact case during your free eligibility review.
Does off-plan property qualify for the Golden Visa?
Off-plan units from approved developers can qualify, subject to the authority's conditions, including registration of the unit with the Dubai Land Department. We confirm whether your unit is eligible before filing.
Can I combine several properties to reach AED 2,000,000?
Yes, multiple properties can be combined toward the threshold, based on their official valuations. Ownership share and registration details affect the result, so we review each title deed.
Do I have to live in Dubai to keep a property Golden Visa?
The Golden Visa stays valid even if you spend long periods abroad. It can be cancelled if you stop meeting the conditions of your route, for example by selling the qualifying property below the threshold.
How long does the property Golden Visa take?
Our VIP fast-track service is built around 24-hour processing for cases accepted after your eligibility review. Cases outside that service, or where the authority asks for more information, can take longer. This is not a guarantee of approval, which rests with the UAE authority. Terms are in your written service agreement.
Can my family be included?
Golden Visa holders can sponsor a spouse, children and parents, and domestic staff, under the rules of the issuing authority. We prepare the family applications together with yours.
